Key Takeaways:
Behind the flexible layouts, consistent build quality and faster delivery is the engineering expertise that Gamuda Land carries from its parent group, Gamuda Berhad, whose track record includes the SMART Tunnel, built to manage floods and traffic, and MRT systems in Malaysia and Taiwan.
From the scale of the masterplan down to the details of homes, it influences how each one is planned, built and delivered through a fully digital ecosystem.
The result is a place designed not only to stand the test of time but also to be lived in, grown into, and proudly called home.

An engineering-led developer looks beyond how a home should appear to how precisely and efficiently it can be built, how well the design can adapt, how much manual work can be reduced, and how technology can support faster, more sustainable delivery.
Gamuda Land is the first in the country to have a Next-Gen Digital IBS (Industrialised Building System) facility and has pioneered the adoption of digital IBS in Malaysia, moving beyond conventional brick-and-mortar construction through sustainable digitalisation.

Rather than treating construction as a series of separate activities on site, Gamuda Land’s Next-Gen Digital IBS brings digital planning, factory production, site assembly and final verification together through an end-to-end digital ecosystem.
Before construction begins, architects, structural engineers, mechanical engineers and other specialists work from the same cloud-based Building Information Modelling (BIM) platform.
This brings the architectural layout, structure, and building services into a single digital model, where clashes, such as a pipe crossing a beam, can be caught early through clash analysis and resolved on-screen, well before they reach the site.
Where customisation is offered, the digital model can support a few approved layout options before construction begins.
This gives buyers some flexibility to shape the internal space around their needs, while keeping the changes within layouts that have already been planned and coordinated.
Building components are then produced in Gamuda's AI-IoT-enabled precast factories using information from the same coordinated digital model.
Robotic systems manufacture each part to defined dimensions within a controlled factory environment, which supports greater precision and consistency.
Depending on the project and home design, these may include prefabricated bathroom units, single-cast staircases and reinforced-concrete wall panels.
From the factory, the completed components are labelled, transported to site and installed according to the coordinated building information.
Because their dimensions, positions and connections have already been planned digitally, installation can follow a more organised sequence. QR-based tracking can also help trace components through delivery and installation.
Before vacant possession, Gamuda Land uses BIMAR, its BIM augmented-reality application, as an additional inspection tool.
Using a LiDAR-equipped tablet, the digital model can be overlaid onto the completed built environment, allowing selected elements to be checked against the coordinated design.
BIMAR adds another layer of verification alongside physical inspection, helping the team identify differences between what was planned and what was built.

When you move in, the difference is felt in how well the home fits your life, how much freedom you had in shaping it, how smoothly you can settle in and how thoughtfully it has been built.
Your Layout, Set Before Building: Where personalisation is available, you can shape the layout around how your household lives, whether that means more room for a growing family, greater privacy for older parents or simply spaces that work better for everyday life.
Because these choices are planned before construction, you can also avoid the cost and hassle of major hacking later.
Design Freedom, Down to the Facade: Digital design gives architects greater flexibility to shape varied facades and home types within a single production system, so homes along the same street can look distinct rather than identical.
Indoors, that same precision supports higher ceilings, fewer awkward corners, and better use of floor space, for rooms that feel more open and well-proportioned.
A Greener Home From the Start: For those who value more sustainable living, your home is built with less material waste through more precise manufacturing.
Selected designs also bring in more natural light, greenery and outdoor space, creating a closer connection to nature

At Gamuda Land's townships, The Clove changes how its landed homes are laid out, bringing the park homes concept to Gamuda Cove, Gamuda Gardens and twentyfive7 as low-density clusters of eight landed homes.
Each home is biophilic by design, opening onto its own garden before connecting to a vehicle-free communal green shared by the cluster. It gives children and pets a safe, gated outdoor space close to home.
With GL Connect, Gamuda Land's AI-powered home customisation platform, you can shape your home around your lifestyle and preferences. Simply chat about what you're looking for, and it responds in real time with tailored layout recommendations.
You can keep refining until you're happy with it, then add the customisations you want, such as an interior design package, smart home appliances, an air-conditioning bundle, solar panels and EV charging.
Much like shopping online, the experience puts personalising your home right at your fingertips. It is convenient enough to do it anytime, anywhere.

Gamuda Land is one of the key developers in Klang Valley, known for green townships such as Gamuda Cove, Gamuda Gardens and twentyfive7.
As the property arm of Gamuda Berhad, it draws on five decades of engineering expertise spanning infrastructure, construction and property development, influencing how its homes are planned, built and delivered.
Gamuda Land is one of the developers demonstrating innovation through its Next-Gen Digital IBS.
It combines cloud-based BIM, AI-IoT robotic manufacturing and controlled factory production to improve precision and consistency, with components such as bathroom pods and single-cast staircases made in the factory before being assembled on site.
Yes. Gamuda Land is one of Malaysia's more established property developers, with a track record dating back to 1995 when it began with Kota Kemuning, its first-ever township.
That experience now spans Malaysia, Vietnam, Singapore, Australia and the United Kingdom, across a range of development types.
From OLÁ, a fully sold executive condominium in Singapore, to Fareham, a low-density bayside development in Melbourne, and 75 London Wall, a major Grade-A office redevelopment in the City of London.
No, quite the opposite. Next-Gen Digital IBS is a flexible system, so different facades, layouts and home types can be produced from the same factory, even on the same street.
What the factory locks in is quality and precision, not a single look, so homes still vary by type, layout and finish across townships.
Beyond the home layout, buyers can choose from a range of optional add-ons. An interior design package, smart home appliances, an air-conditioning bundle, and green living options like solar panels and EV charging can all be planned from the start rather than added later.

Selected Gamuda Land homes are biophilic by design, bringing more natural light, greenery and outdoor space into the home through features such as private gardens and communal green areas.
As Malaysia experiences hotter periods, heavy rainfall, and other weather shifts, this closer connection between indoors and nature gives families more flexibility in how they use and enjoy their living spaces.
With engineering expertise, the real advantage is not the technology itself but what it enables Gamuda Land to create on a larger scale. Homes that fit into well-connected neighbourhoods, adapt as families change and remain part of places designed to mature over time.
With more than 60,000 homes delivered across five countries, explore Gamuda Land’s growing portfolio and the different ways its development experience comes to life.
