When Gamuda Cove was launched in 2018, it was envisioned as a nature sanctuary and a smart city—a place where smart planning and sustainability converge with lifestyle and liveability. Six years on, the township is steadily fulfilling its vision. With over 8,000 residents now calling it home, and key infrastructure, residential precincts, and lifestyle amenities already in place, Gamuda Cove stands as a compelling case study in long-term, intentional township development.
Delivering on the Masterplan: Six Years of Progress
Since 2018, Gamuda Cove has grown from a blueprint into a thriving community. Over 2,000 homes have been delivered with a strong 90% uptake rate for its landed products. Residents have begun to form a vibrant community, supported by meaningful investments in placemaking and infrastructure.
Flagship leisure destinations such as Discovery Park and SplashMania Waterpark— which have welcomed over one million visitors to date—have positioned the township as a destination in southern Klang Valley. These attractions have become major lifestyle and tourism anchors, drawing footfall and activity while setting the stage for what’s to come. The 60-acre Central Park and 90-acre Wetlands Arboretum offer immersive green experiences and support Gamuda Cove’s vision as a nature sanctuary. Green mobility initiatives, a maturing network of cycling and pedestrian paths, and completed road infrastructure shaded by rows of trees have further enhanced township liveability.
Townsquare, the township’s first retail precinct, has been completed and is set to progressively open with more F&B, retail, and service tenants from the second half of this year onwards - including popular chains such as Pizza Hut, Christine’s Bakery, OldTown White Coffee and Muar Station. These early achievements are tangible proof that Gamuda Land is delivering on its promise of a well-integrated, nature-led township.
“We’ve always said that when we get the places right, the town will work,” said Lee Poh Peng, Senior General Manager of Gamuda Cove.
“What we’re seeing at Gamuda Cove today—the early community, the lifestyle anchors, the town’s infrastructure—reflects that philosophy in action. It’s a township built not just with concrete and roads, but with intention and care,” Lee added.

Looking Ahead: What’s Next in the Next 5–6 Years
As Gamuda Cove enters its next phase of development, the focus turns to enhancing the depth and diversity of its offerings to serve a growing and increasingly vibrant population. This next chapter will see the township evolve into a more complete masterplan for living, learning, working, and leisure.
At the heart of this evolution lies the township’s planned 320-acre Central Business District (CBD). Conceived as a vibrant, multifunctional urban core, the CBD is designed to integrate commercial, lifestyle, institutional, and green elements. It will be home to a range of offerings including a neighbourhood mall, offices, schools, and a medical centre, creating a complete environment that supports daily life while enabling long-term economic growth. Importantly, the CBD’s layout integrates small parks and pocket green spaces throughout, preserving Gamuda Land’s hallmark of nature-led planning even in its most urban components.
As part of Gamuda Cove’s five-year development roadmap, the CBD will also introduce strategic components to support the evolving demographics of the township. These include an assisted living facility for the elderly, a university or higher education hub, and a full-fledged hospital—ensuring the township remains inclusive, age-friendly, and future-ready.
By 2026, the CBD will welcome Bay Street, a street-level retail precinct, while Cove Centrum, a mixed-use commercial hub anchored by Jaya Grocer is set to open by 2027, forming the heart of the township’s commercial components. These additions will enhance the townships walkable, people-centric environment.
In education, Lexel International School by Taylor’s Education Group is scheduled to open mid-2026, bringing affordable international school to the heart of the township. This is complemented by two national primary schools, confirmed and now under construction with completion targeted for 2026 and plans to welcome their first students in 2027. With its opening, it will provide accessible public education options for families residing in the township and its surroundings.
A strong hospitality and leisure offering will further shape Gamuda Cove’s destination appeal. The ASAI Hotel by Dusit International, opening in 2026, will support both tourism and business travel, while the development of a township sports hub is planned to promote healthy living and create more inclusive community spaces.
Spanning 3.8 acres, the Gamuda Cove Sports Hub is emerging as one of the most comprehensive integrated sports facilities in southern Klang Valley. Unlike standalone venues, the Sports Hub integrates a variety of sporting experiences, with Phase 1 featuring a football field, badminton and pickleball courts completing by year-end, followed by an indoor swimming academy and paddleball courts in Phase 2.
To meet the day-to-day needs of residents and provide retail convenience, Gamuda Land is currently in strategic discussions with potential partners to establish a neighbourhood mall, designed to integrate seamlessly into the surrounding precincts.
Meanwhile, plans for office spaces as part of the CBD’s expansion will create job opportunities and attract businesses looking for a well-connected, green, and future-ready environment.
Adding to the township’s lifestyle diversity, GL Play, Gamuda Land’s leisure and hospitality arm, will roll out a new series of curated attractions across Gamuda Cove. These will include a safari, eco-resort, upgraded chalets, and an indoor edutainment park—expanding on the success of SplashMania and Discovery Park. These offerings aim to deliver family-oriented, nature-based and immersive experiences that further establish Gamuda Cove as a recreational and tourism hub in the southern Klang Valley corridor.
“The next two years will be a transformative period for Gamuda Cove as we bring in key anchors like Lexel International School by Taylor’s, ASAI Hotel by Dusit, and our sports and wellness hub. These are not just facilities—they’re catalysts that will enrich the lives of our residents and elevate the township’s position as a destination in Southern Klang Valley. So, we are actively seeking like-minded partners including mall operators, healthcare providers and businesses to set up their operations in Gamuda Cove,” said Lee.

Infrastructure That Connects and Catalyses
As part of its broader vision to create a smart and sustainable township, Gamuda Cove has also introduced an intracity e-tram system—a fully electric and environmentally conscious mode of transport that is already in operation. Serving as an efficient and quiet connection between key areas such as residential neighbourhoods, the Central Business District, education institutions, and leisure destinations like SplashMania and Discovery Park, the e-tram enhances mobility while reducing reliance on private vehicles.
In the longer term, the e-tram system will be expanded to interconnect the entire CBD—ensuring seamless, convenient and green mobility across Gamuda Cove’s key commercial and institutional hubs. This is a meaningful step toward realising a truly car-lite township that prioritises people, place, and planet.
At the same time, work is underway on a dedicated toll-free interchange connecting Gamuda Cove directly to Cyberjaya and vice versa. Once completed, this link will significantly enhance accessibility to and from one of Klang Valley’s most dynamic innovation and digital corridors—supporting not only ease of movement but also future economic and employment opportunities for residents in the area.

A Township Taking Shape, With Purpose
Looking to the future, a key milestone in Gamuda Cove’s long-term growth was the recent strategic 336-acre land acquisition adjacent to the township. This move was not only timely, but thoughtfully aligned with the original masterplan—allowing for future expansion in a way that enhances the overall connectivity, access, and liveability of the township. The parcel strengthens the southern gateway into Gamuda Cove and provides an opportunity to introduce more diverse residential offerings and complementary components over time. It reflects Gamuda Land’s steady and responsible approach to growth: expanding not for scale alone, but to ensure that the township continues to meet evolving market needs while maintaining its quality and vision.
This next phase is about more than expansion—it’s about maturation. As infrastructure, education, leisure, commerce, and homes come together, the township continues to reflect Gamuda Land’s core philosophy: to build towns that stand the test of time.
Gamuda Cove is projected to accommodate 87,000 residents by 2030, supported by the planned delivery of 25,000 homes. With a broader catchment of over 500,000 people within a 20-minute radius, the township is well-positioned to evolve into a key growth node in southern Klang Valley.
The progress unfolding at Gamuda Cove isn’t accidental—it’s the result of long-term planning, place-led design, and consistent delivery. In a landscape where many townships begin with promise but stall on progress, Gamuda Cove is becoming what it set out to be: a nature-integrated, smart, and complete township where communities can thrive for generations.
